PROPERTY IMPROVEMENT

Improving buildings and managing them for the long term

GETS LIVING improves residential properties and holds them for the long term. We focus on the condition of the buildings, their financial performance and the quality of the homes.

We plan work that makes the homes better to live in and easier to let, while supporting the property’s long-term rental income. We weigh the cost of each improvement against the building’s condition and financial prospects.

Starting with a clear plan

Which parts of the building need repair? Where would modernisation improve the homes? Which investments make financial sense?

We assess the building and set priorities. The result is a plan with a budget and timetable covering essential maintenance and worthwhile improvements.

Improving buildings and homes

The work may involve individual flats, shared areas or the whole building. Depending on what is needed, this could include replacing bathrooms, renewing building services, repairing the roof or façade, or upgrading the heating.

We obtain quotes, agree the work with contractors and supervise it on site. We monitor costs, progress and the quality of the work.

Where people are living in the building, we involve affected residents early. We explain the planned work, discuss the arrangements and answer questions as the work progresses.

Preparing vacant flats for new tenants

We organise the work needed to let vacant flats, find tenants and handle tenancy agreements and handovers.

We remain a point of contact for residents after they move in.

Day-to-day property management

We handle the financial and practical work involved in managing the property, including:

See what we manage
  • Tenancy agreements, deposits and flat handovers
  • Checking rent payments and following up on arrears
  • Annual service charge statements and coordination with metering and billing companies
  • Checking invoices and recording income and expenses
  • Residents’ questions, requests and reports of damage
  • Servicing, repairs and routine maintenance

We bring in specialists and service providers where needed, coordinate their work and follow up until outstanding tasks are complete.

Your capital and our work on the property

In a joint property project, the capital partner provides the agreed equity. GETS LIVING assesses the property, organises the work and manages it on site.

Both contributions matter. Before you invest, we agree who does what, how decisions are made and how the financial results are shared.

We keep capital partners informed about the work, lettings and the property’s financial performance. Decisions that require joint approval are made together.
